The Roads Most Taken
As one of Toledo, Ohio’s newest and most rapidly growing business districts, Meridian Center, is ideally located just off I-75 on State Route 20 in Wood County, Rossford, Ohio. A paved four lane boulevard offers access to the property and connects two major interchanges at State Route 20/I-75 and State Route 795/I-75 and the Ohio Turnpike. The interchanges are less than 1.3 miles apart and offer a duplicity of access to the highway from either the North or South. All intersections are signalized for ease of traffic flow.
Navigating the Marketplace
In the Toledo marketplace, Meridian Center’s site is less than 15 minutes to the central business district, the Port of Toledo domestic and international shipping center (Rail & Great Lakes Waterway Systems), and 20 minutes to Toledo Express Airport. Both the Port of Toledo and Toledo Express Airport are designated as foreign trade zones. Meridian Center is 5 minutes to Metcalf Airfield, and 2 minutes from the Ohio Turnpike at Exit 64. The site is centrally located to serve both the Detroit and Cleveland markets approximately an hour drive in either direction.
The Pathway of Services
Meridian Center, consisting of approximately 175 acres, is a fully improved property with public water, sewer, natural gas, electrical and fiber optic telephone services. The roadway designs are equipped to handle the maximum truck weight allowed by law. Fire and police protection are provided through the City of Rossford. Economic development packages are accessible through local, state and federal programs as a part of an economic development zone for qualified businesses. Meridian Center is zoned for planned commercial and planned industrial uses and can be divided to accommodate specific customer requirements.
Meridian Center is positioned to take advantage of the global marketplace… within second morning service (500 miles) of 77% of North American car and truck final assembly, 43% of U.S. and 55% of Canadian production of food and kindred products, 30 major cities and nearly 100 million people.
Guidance with Knowledge
Knowledge of the economic terrain, particularly as it relates to a skilled work force is vital to your journey. Bowling Green State University, University of Toledo, and Owens Community College – one of the region’s premiere job training and technical schools, are all just a short drive from your front door, and offer a base of talent to advance your business.
Set a Course for Fun
When it comes to leisure, Northwest Ohio and Meridian Center are literally in the heart of it all. Shopping and dining are part of the development at Crossroads Center. In addition, Toledo and other nearby communities offer a wealth of retail shops, malls and theaters, along with restaurants representing a global cuisine. Enjoy great golf courses, scenic Metroparks, outstanding rails-to-trails bike systems and world-class Botanical Gardens. Check out the Toledo Zoo and Toledo Museum of Art. Catch a baseball game at the new Fifth Third Field or discover COSI, Toledo’s Center of Science and Industry. On the water, there’s walleye fishing on the Maumee River, dinner along The Docks and boating out to the Lake Erie islands. And there’s more fun a short drive away at Cedar Point: The Amazement Park, Maumee Bay State Park and Greektown Casino gambling.
Stability and Control
The long-term stability of your investment is a key element to an appreciating asset. Your investment is protected through established deed restrictions that govern building set backs, building material uses and design, landscaping, and signage. Meridian Center will project an image of architectural integrity that will create a pleasant and stable working environment.
